The Tanis Group in West Dundee will hold its third foreclosure bus tour this weekend, offering a unique opportunity for those searching for a great deal on a home.
One local real estate company is offering a unique way to find a great deal on a home. Picking up on a trend that has been popular in other parts of the country, Tanis Group Realty in West Dundee held its second foreclosure bus tour last month and will hold its third bus tour this Sunday. During the most recent tour, more than 30 residents and potential investors boarded a luxury bus and were taken to different foreclosed homes throughout the area, including homes in Lake in the Hills, Algonquin, said Doug Kozlowski, a real estate agent at Tanis Group. RealtyTrac.com reports a total of 1,428 new foreclosure filings in Algonquin and Lake in the Hills over the past six months.
Illinois, and in particular, the Chicago suburbs have been following an unfavorable trend lately as foreclosure rates remain high throughout the state. While an average of one in every 730 housing units received a foreclosure filing in September throughout the country, one in 376 housing units received foreclosure filings in Illinois last month. In August, the state had the highest foreclosure rate in the country, according to a BusinessWeek article. RealtyTrac currently ranks Chicago as the highest foreclosure city in the nation. The Chicago Tribune reports Illinois was one of five states last month that saw an increase in foreclosure activity.
Foreclosure activity remained high in Illinois and McHenry County in September. Illinois remained one of the few states in the country that did not see a drop in foreclosure rates last month, according to the Chicago Tribune. Only four other states saw an increase in foreclosure activity, according to the article. In McHenry County, one in every 208 homes recieved a foreclosure filing in September, according to the real estate website. The towns with the highest new foreclosure activity in the county include: McHenry with 120 new foreclosures, Crystal Lake with 95 new foreclosures and Lake in the Hills with 66 new foreclosures. While recent numbers show foreclosures in the area are dropping, the Northwest Herald reported this week the overall housing market in McHenry County is still in dire straits. The article stated median residential home prices were down 20 percent from the end of May compared to the same time in 2010. The median home price at the end of May 2011 was $140,000 compared to $175,000 at the end of May 2010, according to the article. During May, 42 new foreclosures were filed in Lake in the Hills.
Foreclosures in Illinois are on the rise, according to a report from RealtyTrac, an online marketplace for foreclosure properties. In McHenry County, May foreclosures were down from April and March McHenry had the highest foreclosure count in May with 71, followed by Crystal Lake, 58; Lake in the Hills, 42; Woodstock, 36; Algonquin, 35; Wonder Lake, 32; Huntley, 31; Cary 26; Spring Grove 19; and Marengo, 14. The count is based on the total number of properties that received a foreclosure filing including default notice, foreclosure auction notice or bank repossession. Algonquin real estate agent Vince Romano has established a team to assist homeowners with the short sale process.
At times, Vince Romano feels more like a counselor than a real estate agent when dealing with clients. Harsh economic times continue to hit area homeowners hard, and Romano often finds himself sitting at a kitchen table helping couples review their options and make tough decisions, such as whether to sell their home. "A lot of times the husband has lost his job and his wife is crying, and they are forced to sell," said Romano, of RE/Max Unlimited Northwest, 2405 Harnish Drive, Algonquin. "Sometimes the couple is divorcing, and the husband and wife are yelling at each other. I find myself in the middle, acting as a mediator."
