Lake in the Hills Board Considers Plans for New Apartment Complex

The developers of The Residences in Lake in the Hills — the village's first senior housing project — are asking the VIllage Board to consider sketch plans for a new apartment complex with no age restrictions.

The will consider plans for a new apartment complex on Harvest Gate in Lake in the Hills. 

Representatives of DKI Development of Chicago were at the Lake in the Hills Committee of the Whole meeting Tuesday night to present the initial sketch plans for the apartment complex.

DKI developed The Residences, which recently opened as the first senior housing complex in Lake in the Hills.

The new apartment complex, which would have no age restrictions, would be on the 5.3 acres south of Harvest Gate and immediately south of baseball fields at , according to DKI's proposal. 

The Residences of Lake in the Hills is located nearby. The 92-unit senior housing facility opened March 1 east of Harvest Gate and just north of Algonquin Road.

“We’ve had a great deal of success with the building,” said Tim Hedges, DKI Development senior project manager. “The project finished on time, on budget, and leasing has been going amazingly well.”

The 90,000-square-foot senior housing complex offers studio, one-, and two-bedroom units.

DKI representatives said there is a demand for two-bedroom apartments when presenting Village Board with sketch plans for The Residences — Phase II on Tuesday night. 

Developers expect the Phase II building to meet the existing demand for two-bedroom apartment units.

Phase II plans call for a three-story building offering a mix of one-, two-, and three-bedroom apartments.

The challenge is constructing the building on the sloped site, which has an 18-foot grade differential from one side of the property to the other, said architect John Green, of Groundwork Ltd. in Buffalo Grove.

“We want to protect the grading environment because this all feeds into wetlands,” Green said. “And we want it to complement the first site. Will it be identical to the first building? No.”

As with Phase I, DKI developers said they would apply for financing assistance through the Illinois Housing and Development Authority. 

Lake in the Hills Community Development Director Dan Olson said the property is zoned “one-family” residential, and the village’s comprehensive plan calls for commercial development on the site.

However, trustees noted there has been little interest from commercial developers in the land over the past 10 years.

“I think having a Phase I and a Phase II might attract commercial interest in the areas where we want it,” Trustee Ray Bogdanowski said.

For the project to proceed, trustees would have to approve rezoning the land as a multifamily residential district.
