Actually, we do. It's places like Starbucks and Panera that give prospective businesses the confidence to build in the same area. Smaller businesses with similar clientele rely on the site diligence that Starbucks performs and piggybacks on their research. More importantly, Starbucks is seen as an anchor because of the type and volume of traffic Starbucks generates that could ultimately flow to surrounding businesses. Finally, because of the length of lease terms being 5-10 years, businesses want security that their neighboring tenants will be there in the long-term. There's much higher confidence in a Starbucks sticking around than a tanning salon or local coffee shop.
