Algonquin's Planning Commission OKs Rentals for Riverside Plaza

The developer for the property has said he would not be able to sell condos in today's market.

 

Algonquin's planning and zoning commission on Monday OK'd developing high-end rentals instead of condos at Riverside Plaza, according to the Northwest Herald. 

The issue will next be discussed at the village's committee off the whole meeting on Aug. 28, according to the article. 

The developer for Riverside Plaza, John Breugelmans, has told village officials he would not be able to market condos in today's economy. He has said he will switch the apartments back to condos when the market improves.

Well they have 60 parking spaces they need another 130 at least how are they going to rent them with no parking? I hope there smart enough to show them when the traffic not piled up! Good luck!

Wait till the tenants hear the thundering empty dump trucks rolling down 31 in the morning! They will be furious! I live farther of the highway than tyvek village and they wake me up I cant imagine living 10ft off 31! oops!

Hate to agree with Luka, but when "high-end" rentals don't fill the coffers, "low-end" rentals will begin to be accepted. I hope the planning council had the foresight to add some "no Section 8" language in whatever they did. Had Cabrini on the Fox been seniors only, as some zoners/planners begged for in the early 70s, C'ville's blight might have been delayed considerably.

Well lets face it theres to much competition in the area anyway places with plenty of parking,pools,tennis courts, workout centers etc. Riverside is surrounded by the worst traffic in the state,they have no parking, no views like they say they do. I agree if they rent them out it will be a nightmare for Algonquin because it will be...well Im not going to say it but it will be bad!

How can we, as mere mortals, see what the "experts" could not/will not/do not see as a bad idea from the start.

This will ALWAYS make any downtown master plan just a wish and not reality.

I'm glad to see our tax dollars hard at work. This is going to end up being a bigger nightmare than it already has been. They should have just knocked the building down and left it for retail and parking.

I am so disappointed in the Village of Algonquin. They have proven that they have no concern for their residents at all. For them it is all about the almighty dollar. Not the town I moved into 20 yrs ago that is for sure. I would sell my house tomorrow if it were not for the fact that it is almost worth nothing now.

It is a total shame.
